Sand mastic for homes and businesses in Chells

Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties where a modern sealant bead would stand out. If you are dealing with tired mastic found when preparing windows for paint and mastic dropping out of the joint, we can help.

Houses in smaller places like Chells can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. That’s hard on the mastic around frames and sills.

A 12-month guarantee comes as standard.

Chells questions

Do you work for landlords with property near Stevenage station?

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Will you come out to Chells?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Can old silicone round a sash window be swapped for sand mastic?

Generally, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Is the work guaranteed?

Our one-year guarantee covers every job, sand mastic included.

What’s sand mastic made of?

It’s sand mixed with a linseed-oil-based binder, used between timber frames and stone or brick.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Why deal with it now?

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. Homes in smaller places like Chells can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or drop us an email.

Different surfaces, different methods

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. The method is the same as for windows.

Period and listed homes

Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.

What affects the quote in Chells

Your quote is based on your job. We take into account:

  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • The number and length of the joints

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What to tell us for a quote

When you contact us, these details help:

  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • What’s wrong with the joints now

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll take it from there.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Get any rot dealt with first
  • Check the mastic when you check the paintwork
  • Ask the planning authority about consent for listed or conservation-area homes
  • Go gently near the mastic when preparing windows

Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

What sand mastic looks like in Chells

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Stevenage, which Chells is part of, is one of England’s post-war new towns. With many homes from the post-war decades, replacement windows and doors are common. The mastic around replacement frames ages too, and gaps at sills and frame heads are where water gets in.

Schools such as The Nobel School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Stevenage station? Then any sash windows need sound mastic to keep draughts and rain out. If you live in an older home near St Hugh & St John, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How it works

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to a full day, depending on how many windows. In a smaller place like Chells, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in
