How the job changes by surface
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run so there are no open sections left.
Flats and HMOs
In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance so residents know what to expect.
About our fire rated sealant in Chells
Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. We cut out the wrong material and the gap is resealed with a product tested for that use. Common call-outs are for gaps around pipes and cables through fire-resisting walls and fire stopping disturbed by later work, across flats & HMOs, service penetrations and plasterboard & masonry.
Community buildings, schools and small businesses around places like Chells have washrooms and kitchens that see a lot of use. Sealant and fire-rated joints there matter as much as in any larger building.
Each job carries a 12-month guarantee.

Fire rated sealant in Chells: local notes
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. Chells is part of Stevenage, one of the post-war new towns. Like the other new towns, Stevenage was planned with its own areas for industry and business, so there are offices, units and workplaces not far from home. Their washrooms, kitchens and fire-rated joints need the same upkeep as anywhere.
If you look after a building such as The Nobel School, gaps opened by contractors for new cabling are a common finding in schools and offices. Rented homes near Stevenage station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. For buildings such as St Hugh & St John, service openings in its walls need the right fire-rated sealant, as in any building.
Chells is about 1 mile east of Stevenage, in Hertfordshire. Across the SG2 area, our applicators can take on fire rated sealant. We cover 381 towns and villages across Hertfordshire, from the larger towns to small villages. For nearby work, see our London page, about 29 miles away.

Aftercare tips
After the cure time, these simple habits help:
- Check whether a sealant can be painted before decorating over it
- Report cracked or damaged seals as soon as you notice them
- Keep pictures of seals that will be hidden
- Never patch a fire seal with standard sealant
Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.
Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.
Common questions in Chells
Will you come out to Chells?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Stevenage station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
What fire rating will the seal have?
We don’t give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we apply a product tested for it with a record of each location.
Where are you based?
We work from Crawley. Our applicators cover Chells.
Is there a guarantee?
Yes, always. Each job is guaranteed for twelve months.
How we quote for fire rated sealant
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- Any mould that needs treating
- The number of rooms or windows
- Working hours on commercial sites
- The product the joint needs
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- What’s wrong with the joints now
To get a quote, ring 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.
When it isn’t the sealant
We’ll always be straight with you, so here’s what new sealant won’t do:
- Doors that are not fire doors in the first place
- Fire risk assessments, which need a qualified assessor
- Construction that does not provide fire resistance on its own
If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.
Surfaces we seal

- Flats & HMOs
- Plasterboard & masonry

The process
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job normally takes anything from a few hours to several days, depending on how many gaps there are, and we explain the cure time before we leave. A visit to Chells is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- We record what was done and flag anything that needs a different system.
How to prepare
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky
- Plan for the work area to be out of bounds to pets and children
Getting a quote

Related advice
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Why deal with it now?
Sealant is not the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We will say so if a gap needs something other than sealant. Around Chells, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
