FAQs for Rooks Nest

Is it worth replacing old sealant in an older home in Rooks Nest?

In most cases, yes, if it hasn’t been done for a while. Sealant doesn’t last for ever, and its life depends on use, cleaning and weather.

Will you come out to Rooks Nest?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Can you do several jobs on one visit?

Yes. Just list everything you need and you will get one quote.

How long does the job take?

As a guide, most jobs take a few hours per window, depending on the condition of the joints. Bigger jobs take longer, and we’ll say how long yours will take.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Sand mastic in Rooks Nest, done properly

A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic is the traditional choice and we can swap the silicone for it. Typical jobs include old sand mastic that has cracked, crumbled or fallen out and tired mastic found when preparing windows for paint, across timber door frames, brick reveals and sash and case windows.

Outdoor sealant needs dry, clean surfaces, so work on frames around Rooks Nest is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

A 12-month guarantee comes as standard, so you are covered after we have gone.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a single window, longer for several, depending on the size of the job. Somewhere as small as Rooks Nest, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Why deal with it now?

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic suits the building and blends with the stone or brick. Around Rooks Nest, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What we can’t put right

A few problems are outside what sealant work can do:

  • Damaged stone surrounds
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sashes that need overhauling

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

Surfaces we seal

  • Timber door frames
  • Brick reveals
  • Tenement windows
  • Stone surrounds
  • Sash and case windows
  • Period & listed homes

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Check with your local planning authority if your home is listed
  • Have rotten timber repaired before new mastic goes in
  • Take care around the mastic when scraping paint
  • Renew mastic before redecorating the windows

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sand mastic in Rooks Nest: local notes

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Aston Bury (about 3.7 miles south-east) nearby, there’s older building stock in the area around Rooks Nest as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Trotts Hill Primary and Nursery School, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Stevenage station? Then any sash windows need sound mastic to keep draughts and rain out.

What we are called out for in Rooks Nest

Over the years, sand mastic weathers. It dries out, cracks and loses its grip on the stone or timber.

People usually contact us after spotting something like this:

  • Tired mastic found when preparing windows for paint
  • Cement or filler used on old window joints that has cracked
  • Gaps round a timber door in stone or brick
  • Modern sealant on a period surround

For an older house near a landmark such as Church of Saint Nicholas, the joint between an old wall and a newer frame is usually the first place rain gets in.
