What happens on the day

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job usually takes anything from a few hours to a full day, depending on how many windows. For a place like Braidwood, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Sand mastic for homes and businesses in Braidwood

Sand mastic skins over fairly quickly but full hardening takes longer. Traditionally, sand mastic is left unpainted, so ask us before you decorate. We work on sash and case windows, timber door frames and tenement windows, and the jobs we see most are open joints round the window box and modern sealant on a period surround.

Mastic can only go onto a dry joint, so outside work in Braidwood depends on the weather. Tell us about access to all the windows and doors, upstairs included.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

When it isn’t the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • Broken panes
  • Whether work needs listed building consent
  • Masonry that needs repairing

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Timber door frames
  • Brick reveals
  • Stone surrounds
  • Tenement windows
  • Sash and case windows
  • Period & listed homes

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Braidwood: your questions answered

I let a flat near Carluke station. Can you help?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Braidwood?

Yes. Braidwood is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Are you insured?

Yes. We are fully insured.

When will the new mastic be hard?

The surface skins quite quickly, then hardens over a longer period. The weather and joint depth both affect it.

Which is right for my windows, sand mastic or modern sealant?

Sand mastic generally suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we will explain why.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.

Is it possible to take out silicone and use sand mastic instead?

Yes, we do this often. All the old silicone is removed first so the mastic can sit properly.

Why it’s worth doing now in Braidwood

Before painting the windows, it pays to renew the mastic. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Sand mastic in Braidwood: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Managing a site like Carluke High School? Then larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Carluke station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

Landlords, agents and businesses in Braidwood

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Different surfaces, different methods

Brick reveals

Sand mastic is also used where timber frames meet brick. It gives a traditional finish.

Stone surrounds

Old stone surrounds are often uneven, so the joint varies in width. Sand mastic is shaped by hand to suit.

What affects the cost of sand mastic

Every job gets its own quote. This is what makes a difference:

  • Whether there’s mould to deal with
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • Where the property is
  • If someone has resealed it before
  • What’s wrong with the joints now

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.
