Remedial sealant near Whitesmith

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Remedial sealant for homes and businesses in Whitesmith

Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and remedial work carries our 12-month guarantee. Typical jobs include movement joints that have split or pulled away and wide, uneven beads that look worse than the old ones, on botched or over-sealed joints, expansion joints and mouldy bath & shower sealant.

Homes around Whitesmith are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, which we’ll point out.

What affects the cost of remedial sealant

The quote reflects the job in front of us. We look at:

  • The product the joint needs
  • The old material and how stubborn it is
  • Access and height
  • The number of rooms or windows

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

There’s no need for technical detail. Just tell us:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
  • Photos by email, if that is easy

Every job is quoted individually, so the first step is telling us about yours. Simply call 0345 464 0079 or drop us an email and describe the job, and photos are welcome.

Common questions in Whitesmith

Can you help a landlord with a rental near Berwick (Sussex) station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Do you cover smaller places like Whitesmith?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

Can you fix a reseal that hasn’t worked?

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you match the sealant colour?

Normally, yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

The process

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours, depending on how many layers have to come out. Somewhere as small as Whitesmith, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Mention any tricky access

Aftercare tips

So the new joints stay in good condition:

  • Keep an eye on the ceiling below the bathroom
  • Do not point over movement joints
  • Do not add new sealant on top of old
  • Air the bathroom so the sealant can dry

Clean gently: no scraping, scouring pads or harsh chemicals.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

Remedial sealant around Whitesmith

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Chiddingly Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Berwick (Sussex) station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

When to call us in Whitesmith

Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.

Keep an eye out for these signs:

  • Wide, uneven beads that look worse than the old ones
  • Caulk or the wrong sealant used in a wet area
  • Dark patches showing through the sealant
  • Sealant applied over old sealant that has lifted

In the older streets around The Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • When the joint can take water or movement
  • Is VAT in the price?
  • What happens if the job turns out different
  • How the colour is chosen

What we can’t put right

It helps to know what we cannot do too:

  • Older mastics that may need an asbestos check before removal
  • A leaking trap, valve or supply pipe
  • Failed tanking or loose tiles behind the sealant

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.
