Framfield Remedial Sealant
Remedial sealant across Framfield and nearby, with every bit of old sealant taken out first.
- A second bead peeling off the first
- Products that weren’t meant for the joint
- Smears and lumps from a botched reseal
Remedial sealant in Framfield
Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. Common call-outs are for black mould underneath the bead and sealant applied over old sealant that has lifted, on leaking tray & enclosure joints, mouldy bath & shower sealant and botched or over-sealed joints.
For a small place like Framfield, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
Every job comes with our 12-month guarantee.

Landlord and commercial work in Framfield
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
What we are called out for in Framfield
Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.
These are the problems we’re asked about most:
- Repeat leaks from the same joint
- Products that weren’t meant for the joint
- Beads that never stuck properly
- Sealant applied over old sealant that has lifted
In the older streets around St Thomas à Becket Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Questions to ask before booking
- Whether VAT is included
- What preparation is included
- What guarantee comes with the work
- Which colour the sealant will be
Bathrooms and kitchens in Framfield
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For landlords with property near Uckfield station, botched sealant from a previous quick fix is easier to strip out between tenants. If you look after a building such as Framfield Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we can’t put right
A few problems are outside what sealant work can do:
- A bath, tray or worktop that moves until it’s properly fixed
- Plumbing leaks behind walls or under trays
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.
Surfaces we seal
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Expansion joints
- Failed movement joints
What the job involves on each surface
Worktops & kitchens
If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, which we will point out.
Leaking trays & enclosures
Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, including the screen profile and tray edges.
What affects the quote in Framfield
Your quote is based on your job. We look at:
- How many areas need sealing
- The type of sealant required
- Any working-time requirements on site
- Mould in or behind the old joints

What we need to know
When you call or email, it’s useful to know:
- The address or postcode of the job
- How many joints, rooms or windows are involved
- The problem you’ve noticed
- Any previous sealing or DIY work
We don’t publish a price list, because every job is different. Instead, we give you a clear price for your job. To arrange one, phone 0345 464 0079 or email us.
How it works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied from start to finish. In a small place like Framfield, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at how the sealant has failed and check for movement or a leak path.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- Moving joints get backing and a flexible sealant to suit.
- The new joint is tooled neatly and we explain anything else we found.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Let us know about stairs, lifts or work at height
- Let us know if you’ve seen damp or leaks
How to get a quote
We quote each job on its own, so start by telling us what you need. Simply ring 0345 464 0079 or email us and describe the job, and pictures are welcome.
Advice
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
