What affects the cost of remedial sealant

Jobs vary more than people expect. What affects the quote:

  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • Which sealant suits the joint

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy

Remedial sealant in Etchingwood, done properly

Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. We are often asked to deal with leaks that keep coming back after resealing and gaps opening along the back of the worktop, across shrunken worktop sealant, leaking tray & enclosure joints and failed movement joints.

For a small place like Etchingwood, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How the job changes by surface

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces before backing and resealing.

Movement & expansion joints

A sealant stuck to the back of the joint can’t stretch. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.

What we’re called out for in Etchingwood

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. At that point it has to come out.

The most common problems we see are:

  • Beads that never stuck properly
  • Decorators’ caulk around a bath or shower
  • Smears and lumps from a botched reseal
  • A second bead peeling off the first

If you let a flat or house near Buxted station, a joint that keeps failing is best fixed properly while the property is empty.

10 questions to ask before you book

What we do, step by step

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a few hours, depending on how many layers have to come out for a typical job. Somewhere like Etchingwood needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property

What we can’t put right

We’ll always be straight with you, so here’s what new sealant won’t do:

  • A tray or worktop that needs refixing first
  • A leaking trap, valve or supply pipe
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Joints and surfaces we work on

  • Expansion joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Botched or over-sealed joints

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Always have old sealant cut out, not covered
  • Run the fan after every shower
  • Ask why a joint failed before redoing it
  • Keep bleach and abrasives off the bead

Keep the room ventilated: run the fan during and after showers, or open a window.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

Bathrooms and kitchens in Etchingwood

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St Mary the Virgin, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Uckfield College? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Etchingwood is about 2 miles north-east of Uckfield, in East Sussex. Homes, rented property, offices and hotels in Etchingwood can book us for remedial sealant, old or new, large or small. FAQs for Etchingwood

I let a flat near Buxted station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.

Do you cover Etchingwood for remedial sealant?

Yes, Etchingwood is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear price.

Can failed expansion joints be resealed?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Etchingwood and the rest of East Sussex.

Does remedial work come with a guarantee?

Yes, for 12 months. If we have pointed out another problem, getting it fixed helps the new joint last.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

What if resealing won’t fix my leak?

We check for that before we reseal. If the fault is elsewhere, you will know before any work is done.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
