Questions from The Murray

Is The Murray in your area for remedial sealant?

Yes, The Murray is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Is The Murray within the area you cover?

Yes. The Murray is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How do I get a quote for remedial sealant in The Murray?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

Do you have insurance?

Yes. We are fully insured.

Do you work for landlords and businesses?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can failed expansion joints be resealed?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Someone resealed my shower and it’s leaking again. Can you help?

Yes, normally. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

Remedial sealant in The Murray, done properly

A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. Typical jobs include over-sealed joints coming away and leaks that keep coming back after resealing, across botched or over-sealed joints, shrunken worktop sealant and expansion joints.

Bathrooms in smaller places like The Murray work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

What happens if it’s left?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing usually puts it right. Where something else has failed, you will hear it from us. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

When it isn’t the sealant

Before booking, it’s worth knowing the limits:

  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Sealant in an older building that needs testing for asbestos first

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints

Common problems we fix in The Murray

All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. Then the only fix is removal and a new bead.

Keep an eye out for these signs:

  • Beads that never stuck properly
  • Mould trapped under a layer of silicone
  • Thick, messy sealant smeared over tiles
  • Sealant applied over old sealant that has lifted

For landlords with property near East Kilbride station, a joint that keeps failing is best fixed properly while the property is empty.

Before you book anyone

  • What the quote includes, VAT included or not
  • How long to leave it before use
  • How the surfaces are prepared before sealing

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied and we leave things clean and tidy. Outside jobs in The Murray need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Before we arrive

  • On commercial sites, let us know about site rules
  • Tell us if parking is tricky
  • Clear the area around the work

Bathrooms and kitchens in The Murray

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as St Andrew's and St Bride's High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep bleach and abrasives off the bead
  • Keep an eye on the ceiling below the bathroom
  • Act on a lifting corner straight away
  • Do not point over movement joints

Where we have pointed out another fault, have it put right, or the new joint may fail again.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into floors, walls or ceilings. Early action keeps it to a sealant job.
