How we handle remedial sealant in East Mains

Remedial jobs in East Mains usually fall into a few patterns: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. We work on mouldy bath & shower sealant, botched or over-sealed joints and shrunken worktop sealant, and common reasons people get in touch are repeat leaks from the same joint and mould trapped under a layer of silicone.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Why act early in East Mains

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful removal is most of a remedial job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

How to look after the new joints

To keep the joints looking good and working properly:

  • Report a tray that rocks or a worktop that lifts
  • Use a soft cloth, not a scourer, on silicone
  • Check ceilings under showers for marks
  • Never seal over old silicone

Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

How the visit works

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before we start. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around East Mains depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Tell us about any previous sealing or DIY attempts

Bathrooms and kitchens in East Mains

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

What we’re called out for in East Mains

Water from somewhere else can ruin a good seal. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

People generally contact us after spotting one of these:

  • Torn expansion joints
  • Kitchen joints letting water behind the worktop
  • Sealant that came away because the surface wasn’t prepared
  • Sealant applied over old sealant that has lifted

For landlords with property near East Kilbride station, botched sealant from a previous quick fix is easier to strip out between tenants.

What sealant work cannot fix

It helps to know what we cannot do:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracks in the fitting rather than the joint
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

How the job changes by surface

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces before backing and resealing.

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before we reseal.
