Remedial sealant in The Hummicks, done properly

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. If you are dealing with caulk or the wrong sealant used in a wet area and thick, messy sealant smeared over tiles, we can help.

Somewhere as small as The Hummicks, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Common questions in The Hummicks

Will you come out to The Hummicks?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for hotels and guest houses in The Hummicks?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Someone sealed over the old bead. Can you fix it?

Yes. We remove every layer; new silicone does not bond to old silicone, which is why over-sealing fails.

Can tenants book the work?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Can old silicone be taken off without scratching the tiles?

Yes, with care. We cut and lift the old sealant with tools suited to the surface, and the residue is cleaned away. We point out any damage that is already there.

Common problems we fix in The Hummicks

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.

These are the problems we’re asked about most:

  • Sealant that came away because the surface wasn’t prepared
  • Torn expansion joints
  • Kitchen joints letting water behind the worktop
  • Smears and lumps from a botched reseal

Letting a property close to Beaulieu Road station? Then a joint that keeps failing is best fixed properly while the property is empty.

Questions to ask before you book

  • Whether VAT is included
  • What guarantee comes with the work
  • How the joint is cleaned and prepared
  • When the joint can take water or movement

10 questions to ask before booking

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. For a village or hamlet like The Hummicks, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit

  • Shrunken worktop sealant
  • Botched or over-sealed joints

Remedial sealant in The Hummicks: local notes

The Hummicks is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around The Hummicks. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For site and facilities teams at buildings such as Beaulieu Village Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Church of the Blessed Virgin and Child, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

The Hummicks is about 4 miles south-west of Hythe, in Hampshire. Our applicators cover remedial sealant for householders, landlords and businesses in The Hummicks and the surrounding area. What happens if it’s left?

Stripping out botched sealant adds time to a reseal, but not by much: it takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. Around The Hummicks, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Different surfaces, different methods

Windows & doors

A frame that keeps leaking may not be the mastic. If the frame joint isn’t the cause, we will say so.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep the room well ventilated
  • Use a soft cloth, not a scourer, on silicone
  • Always have old sealant cut out, not covered
  • Check ceilings under showers for marks

Give the new sealant its full cure time: normally around 24 hours, or as long as we advise.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
