East Boldre homes and their sealant
East Boldre is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Rented homes near Beaulieu Road station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. Managing a site like Beaulieu Village Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Typical jobs include caulk or the wrong sealant used in a wet area and wide, uneven beads that look worse than the old ones, across shrunken worktop sealant, leaking tray & enclosure joints and botched or over-sealed joints.

Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- A tray or worktop that needs refixing first
- Water damage behind tiles that needs a tiler
Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.
Joints and surfaces we work on
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Failed movement joints
- Botched or over-sealed joints
- Leaking tray & enclosure joints
- Expansion joints
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
What affects the cost of remedial sealant
You’ll get a clear quote before any work starts. It’s based on:
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
- The amount of work
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- A few photos by email, if you can
- Roughly how big the job is
We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To get started, phone 0345 464 0079 or drop us an email.

East Boldre questions
Can you help a landlord with a rental near Beaulieu Road station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.
Do you cover smaller places like East Boldre?
Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you strip sealant from an acrylic tray safely?
Yes. We avoid heavy scraping and use the right cleaner for each surface, so the new sealant bonds cleanly.
What does remedial sealant cost?
Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.
How long does the work take?
A little longer than a standard reseal. For most joints, it’s a few hours.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Never fill a movement joint with mortar or grout
- Check ceilings under showers for marks
- Use a soft cloth, not a scourer, on silicone
- Never seal over old silicone
Give the new sealant its full cure time: normally around 24 hours, or as long as we advise.
A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.
Common problems we fix in East Boldre
One of the commonest remedial jobs is sealant on top of sealant. New silicone cannot stick to the old bead, so the new layer peels, and damp and mould settle between them.
Common reasons people contact us include:
- Repeat leaks from the same joint
- Caulk or the wrong sealant used in a wet area
- Mould trapped under a layer of silicone
- Wide, uneven beads that look worse than the old ones
Homes close to Church of St Paul include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

The process
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours, depending on how many layers have to come out for a typical job. Somewhere as small as East Boldre, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
How to prepare
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions
