About our commercial sealant in The Hummicks

We fit the work around your building. Rooms can be done one at a time, floor by floor or in batches, and early starts or out-of-hours working can be arranged. We work on retail & leisure sites, welfare facilities and student & care accommodation, and common reasons people get in touch are mouldy washroom sealant that staff and guests notice and failed floor-level joints in accessible wet rooms.

For holiday lets, converted business premises or a community building near The Hummicks, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Your questions about commercial sealant in The Hummicks

Do you take on hotel work around The Hummicks?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is The Hummicks within the area you cover?

Yes, The Hummicks is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long does commercial sealant take?

As a guide, most jobs take a few hours per room, so whole buildings are phased. Bigger jobs take longer.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you guarantee your work?

Yes, always. There’s a 12-month guarantee on every job.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

How much does commercial sealant cost in The Hummicks?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

How to look after the new joints

Aftercare is simple:

  • Pass on the cure time to whoever cleans the rooms
  • Keep extractor fans working and serviced
  • Note the date each area was done
  • Plan resealing around quiet periods

Add sealant checks to your planned maintenance. Checking joints alongside other room checks catches failures before they leak.

It’s easier to plan a programme than to react to failures. We can fit the work around bookings, shifts and opening hours, rather than closed at short notice.

Common problems we fix in The Hummicks

Shower trays and baths in busy buildings move more: people of all sizes, daily cleaning and constant loading. A tray that isn’t fully supported soon tears its seal.

People normally contact us when they notice something like this:

  • Whole floors of tired en suites
  • Leaking joints in shower rooms and changing areas
  • Silicone laid over old silicone by a previous contractor
  • Water marks on ceilings under bathrooms

For site and facilities teams at buildings such as Beaulieu Village Primary School, washroom and kitchen sealant can be programmed around term times or opening hours.

  • What happens if they find a problem under the old sealant

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Cracked trays or baths rather than failed joints
  • Water damage behind the tiles that needs a tiler or builder
  • Assessing what fire stopping a building needs

What commercial sealant looks like in The Hummicks

If you run a hotel, guest house or holiday let in a coastal place like The Hummicks, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Letting a property close to Beaulieu Road station? Then several rental properties can be resealed on one programme. If you look after a church, hall or community building such as Church of the Blessed Virgin and Child, any kitchen and washrooms need the same sealant care as any other building.

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours per area, with larger sites planned over several visits. Somewhere as small as The Hummicks, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We agree a programme with you: which rooms, in what order, at what times.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. In each room, the old bead comes out and the joint is cleaned and treated.
  4. We reseal with the right product for each joint.
  5. Rooms are handed back in order, each with its cure time.

How to prepare

  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What happens if it’s left?

Guests and staff judge a building by its bathrooms. Mouldy silicone looks unhygienic, however hard housekeeping work, and scrubbing will not fix it. New sealant does. Older cottages and farmhouses around The Hummicks can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.
