New build mastic in The Hummicks, done properly

We never seal over a failed new-build bead. New silicone will not bond to old silicone, so it all comes out before we clean, dry and reseal. If you have sealant that never bonded to the surface and frame joints opening as the plaster dries, we can put it right, on show homes, plot handovers and skirting & floors alike.

Signs you need new build mastic in The Hummicks

New homes are full of moisture from plaster, screed and concrete, and it dries out over the first couple of years. Drying timber shrinks and pulls joints apart and the sealant has to cope with the movement.

These are the problems we are asked about most:

  • Sealant that never bonded to the surface
  • Second-fix sealing on new plots
  • Cracked caulk along new skirting
  • Kitchen sealant that has pulled off the wall

In and around The Hummicks, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Before booking anyone

  • What insurance they hold
  • Is the old sealant removed completely?
  • When the joint can take water or movement
  • What happens if the job turns out different

10 questions to ask before booking

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes anything from a few hours to several days, depending on the number of plots. Somewhere like The Hummicks needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Each area is checked and left with its cure time.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What affects the cost of new build mastic

For a quick quote, just ask. The main things that affect it are:

  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • The product the joint needs
  • How many areas need sealing

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

What we need to know

What to tell us when you ask for a quote:

  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • The type of property
  • Access, such as stairs, a lift or height

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or drop us an email.

New build mastic in The Hummicks: local notes

The Hummicks is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you’ve bought a new home near Beaulieu Road station, the sealant around baths, showers and frames is worth checking in the first year or two.

Why deal with it now?

If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or is not dealt with, we can reseal it properly. Around The Hummicks, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Surface by surface

Skirting and floors

Gaps under skirting are one of the most common new-build snags. We seal it with a flexible sealant that copes with the movement.

Kitchens

Worktops in new homes can move slightly as the house dries, opening gaps behind the upstand. A fresh flexible bead closes them.

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Are you insured?

Yes. We’re fully insured, and we can confirm the details when we quote.
