Remedial sealant for homes and businesses in Speenhamland
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. We work on mouldy bath & shower sealant, botched or over-sealed joints and leaking tray & enclosure joints, and the jobs we see most are mould trapped under a layer of silicone and decorators’ caulk around a bath or shower.
Even in a smaller place like Speenhamland, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.
You are covered for a year from the day we finish. If anything is not right with it, call 0345 464 0079 or send us an email.

Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Act on a lifting corner straight away
- Air the bathroom so the sealant can dry
- Don’t point over movement joints
- Keep an eye on the ceiling below the bathroom
Don’t let anyone seal over it later. Over-sealing is how many remedial jobs start.
Don’t keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

What else we do in Speenhamland
What happens on the day
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job usually takes a few hours, depending on how many layers have to come out, and we tell you how long to leave it before we go. For a job in Speenhamland, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you’re told about anything else we found.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height

Movement & expansion joints
Joints filled with mortar, grout or rigid filler can’t move. We rake that out where it can be removed and seal with a flexible product.
Windows & doors
Some leaks around windows come from the wall or the window itself. We check the joint and tell you if it looks to be something else.
Speenhamland questions
Do you work for hotels and guest houses in Speenhamland?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Can you help a landlord with a rental near Newbury station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Do you work in Speenhamland?
Yes. We work in Speenhamland and the rest of West Berkshire, as part of our work across South East England, London and Scotland. To book, phone 0345 464 0079 or send us an email.
What if resealing won’t fix my leak?
You will hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, and we won’t reseal for the sake of it.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you match the sealant colour?
Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.
Can you reseal a split movement joint?
Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Do you need remedial sealant in Speenhamland?
Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.
Signs it’s time to call us include:
- Mould trapped under a layer of silicone
- Worktop sealant that has shrunk and split
- Smears and lumps from a botched reseal
- Sealant that came away because the surface wasn’t prepared
Rented homes near Newbury station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Comparing quotes

- What the quote includes, VAT included or not
- Which colour the sealant will be

When it isn’t the sealant
We will not take on work that will not last, so these are the limits:
- Tiles that have come away from the wall
- A tray or bath that is cracked
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.
