What the job involves on each surface

Thresholds

Where a tiled floor meets timber or carpet, the joint takes movement from both sides. A flexible sealant bridges them.

Concrete floor joints

We clean concrete joints out thoroughly before sealing, vacuuming them clean. Backing goes in where the depth needs controlling.

Floor joint sealing in Speenhamland, done properly

Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. If you have gaps opening between the floor and skirting and skirting caulk that keeps splitting, we can put it right.

In smaller places like Speenhamland, new homes tend to come as small developments or single plots. Each still needs its sealant and floor joints finished properly from day one.

All our work is covered by a one-year guarantee.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep caulk for dry, still joints only
  • Get cracks along tile grout lines looked at early
  • Vacuum floor joints regularly to stop grit building up
  • Keep heavy wheels off new concrete joints until cured

Check the joints after the first winter. Small gaps at the ends can be touched up early on.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact.

Common questions in Speenhamland

Is Speenhamland within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Newbury station?

Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

What causes gaps between the floor and skirting?

Floors shrink and settle, especially in the first year or two and through the heating season. Rigid fillers split, so we use a flexible sealant.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected.

What information do you need?

Tell us what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Do you offer different sealant colours?

We help you choose a colour that suits. The choice depends on the product the joint needs.

The process

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes a morning or an afternoon for most homes. For a job in Speenhamland, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

Why act early in Speenhamland

Dirt builds up in open joints. Sealed joints are easier to keep clean and look tidier. Homes in smaller places like Speenhamland can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

How we quote for floor joint sealing

For a quick quote, just ask. What matters most is:

  • The type of sealant required
  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • The number and length of the joints

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, call 0345 464 0079 or send us an email for an honest opinion and a quote.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • How we’d reach the joints

Want a quote for floor joint sealing? Please call 0345 464 0079 or send us an email and tell us about the job. We will explain what we’d do and send you a clear quote before work begins.

What sealant work cannot fix

New sealant can’t fix everything, and we will tell you before work begins. It won’t solve:

  • Leaks from a failed tanking system
  • Bouncy or failing floorboards
  • Movement too big for a sealant joint

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Surfaces we seal

  • Skirting boards
  • Wet room & bathroom floors
  • Commercial floors
  • Concrete floor joints
  • Tiled floors

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Floor joint sealing in Speenhamland: local notes

Across West Berkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as St Nicolas Church, floor and skirting joints in halls and kitchens wear like any others. Letting a property close to Newbury station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty. Managing a site like Speenhamland School? Then entrance and corridor floor joints take a lot of traffic.
