When it is not the sealant

A few problems are outside what sealant work can do:

  • Bouncy or failing floorboards
  • Structural movement or subsidence
  • Water getting under the tiles from elsewhere

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

What we seal

  • Thresholds
  • Commercial floors
  • Concrete floor joints
  • Tiled floors
  • Skirting boards
  • Wet room & bathroom floors

How we handle floor joint sealing in Speen

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors so the joint stays neat. If you have failed joint filler in concrete floors and open gaps along the bottom of skirting boards, we can help, on wet room & bathroom floors, thresholds and commercial floors alike.

In a village or hamlet like Speen, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

A one-year guarantee comes as standard, so you are covered after we have gone.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Don’t slide heavy items over sealed joints
  • Cone off fresh joints until they’re ready
  • Avoid sloshing water against skirting
  • Check skirting joints after the heating season

Don’t paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges.

Questions from Speen

Can you help a landlord with a rental near Newbury station?

Yes. We work for letting agents and landlords as well as homeowners. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Will you come out to Speen?

Yes, Speen is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Where do you work from?

We work from Crawley. Our applicators cover Speen, along with the rest of our area.

Is caulk good enough for skirting?

Not where the floor moves or gets wet. It splits once the floor shifts, so the gap comes back. A flexible sealant lasts longer there.

Do you use a paintable sealant?

For painted skirting, we use a flexible product that can be painted. Silicone won’t take paint, so it’s kept for wet areas and unpainted joints.

Can you seal where the floor meets the bath panel?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone, colour-matched where it shows.

Why does the gap under my skirting keep coming back?

Floors shrink and settle, especially in the first year or two and through the heating season. Caulk tends to crack; a flexible sealant does not.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Why act early in Speen

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now for most homes. Around Speen, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and send you a clear quote before work begins.

Why book with us

  • One-year guarantee on every job
  • You choose the colour before work begins
  • 4.9 on Google from 180+ five-star reviews
  • Colour picked to suit the job

Landlords, agents and businesses in Speen

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

The process

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a morning or an afternoon for most homes from start to finish. Somewhere as small as Speen, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Keep children and pets away from the work area
  • Tell us about any water getting in
  • Move anything stored near the joints

How we quote for floor joint sealing

Your quote is based on your job. We look at:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • Whether the work is at height

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

When you call or email, it’s useful to know:

  • The address or postcode of the job
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs
  • What the problem is, such as mould, gaps, leaks or cracking

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work and give you a clear quote.
