Remedial sealant in Shaw

Some sealant jobs aren’t a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. Typical jobs include black mould underneath the bead and floor or wall movement joints that have failed, on mouldy bath & shower sealant, botched or over-sealed joints and failed movement joints.

Smaller places like Shaw still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Common problems we fix in Shaw

One of the commonest remedial jobs is sealant on top of sealant. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.

The problems people usually mention when they call are:

  • A second bead peeling off the first
  • Repeat leaks from the same joint
  • Caulk or the wrong sealant used in a wet area
  • Smears and lumps from a botched reseal

Schools such as St Joseph's Catholic Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions to ask before you book

  • What happens if the job turns out different
  • What preparation is included
  • Whether the sealant suits the joint
  • What insurance they hold

10 questions to ask before you book

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Never fill a movement joint with mortar or grout
  • Check ceilings under showers for marks
  • Don’t add new sealant on top of old
  • Get the cause of a repeat leak found before resealing

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours for most joints, depending on how much old sealant has to come out. A visit to Shaw is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Let us know about earlier repairs to the joints

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Water damage behind tiles that needs a tiler
  • Sealant in an older building that needs testing for asbestos first
  • A tray or bath that’s cracked

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

Surfaces we seal

  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints

What affects the cost of remedial sealant

You will get a clear quote before we start. It’s based on:

  • Which sealant suits the joint
  • How easy the joints are to reach
  • When we can work, for business premises
  • The old material and how stubborn it is

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Asking for a quote

To help us quote quickly, please include:

  • A few photos by email, if you can
  • How we’d reach the joints
  • Where the property is
  • Roughly how big the job is

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Shaw questions

I let a flat near Newbury Racecourse station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can call 0345 464 0079 or email us with the details for a clear quote.

Do you cover smaller places like Shaw?

Yes. Shaw is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Someone sealed over the old bead. Can you fix it?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Can you match the sealant colour?

In most cases you can choose. We’ll explain which colours are available and agree one before any work starts.

Can you fix a reseal that hasn’t worked?

Yes. Repeat leaks usually come from over-sealing, movement or water getting in elsewhere, and we deal with the cause first.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Remedial sealant in Shaw: local notes

Shaw has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Parish Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Newbury Racecourse station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
