How we handle remedial sealant in Rake

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. We are often asked to deal with worktop sealant that has shrunk and split and torn expansion joints, on expansion joints, mouldy bath & shower sealant and botched or over-sealed joints.

Homes around Rake are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

What happens on the day

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied, and we tell you how long to leave it before we go. Somewhere like Rake needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints

For landlords and businesses

For anyone letting property in or around Rake, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Rake questions

I let a flat near Liss station. Can you help?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Is Rake within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. Repeat leaks usually come from over-sealing, movement or water getting in elsewhere, and we deal with the cause first.

How long should I leave it?

Cure times vary by product. Before we leave, we will tell you the cure time.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you match the sealant colour?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before work begins.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Movement from fittings that aren’t supported
  • A tray or bath that’s cracked
  • Older mastics that may need an asbestos check before removal

If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Failed movement joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Expansion joints

Aftercare tips

So the new joints stay in good condition:

  • Air the bathroom so the sealant can dry
  • Don’t point over movement joints
  • Always have old sealant cut out, not covered
  • Clean sealant with mild products only

Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.

Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

Quotes for remedial sealant in Rake

You will get a clear quote before work begins. It takes into account:

  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • The type of sealant required

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Where the job is, and your postcode
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved

We do not publish a price list. Instead, we send you a clear quote for your job. To get started, phone 0345 464 0079 or drop us an email.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What the job involves on each surface

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces before backing and resealing.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. We rake that out where it can be removed and seal with a flexible product.

Rake homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Rake. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For an older house near a landmark such as Rake Mission Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Rake CofE Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Liss station? Then botched sealant from a previous quick fix is easier to strip out between tenants.
