Park Gate Remedial Sealant

Problem with your failed sealant joints in Park Gate? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.

  • Beads that never stuck properly
  • Smears and lumps from a botched reseal
  • Leaks that keep coming back after resealing

Remedial sealant for Park Gate homes and businesses

When it is not the sealant

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Tiles that have come away from the wall
  • A leaking trap, valve or supply pipe
  • A tray or bath that is cracked

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly.

Where we work in Park Gate

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant

Remedial sealant for homes and businesses in Park Gate

Water on the floor doesn’t always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. If you have decorators’ caulk around a bath or shower and a second bead peeling off the first, we can put it right.

Somewhere as small as Park Gate, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

What we are called out for in Park Gate

Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.

Look out for any of the following:

  • A shower that leaks however often it’s resealed
  • Thick, messy sealant smeared over tiles
  • Caulk or the wrong sealant used in a wet area
  • Torn expansion joints

Letting a property close to Swanwick station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Common questions in Park Gate

Can you do remedial sealant in Park Gate?

Yes, Park Gate is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we’ll send you a clear quote.

Is Park Gate within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Is remedial work guaranteed?

Yes. Every job comes with our 12-month guarantee.

How long does remedial resealing take?

The number of joints and layers decides it. We will tell you before work begins.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Always have old sealant cut out, not covered
  • Air the bathroom so the sealant can dry
  • Check ceilings under showers for marks
  • Check trays and worktops don’t move

If we have found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant can’t hold back a problem underneath.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

Why it’s worth doing now in Park Gate

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Where a wall is exposed, as many are in small places like Park Gate, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • An ARBOMaster approved applicator
  • One-year guarantee on every job
  • We leave the area clean and tidy

What affects the cost of remedial sealant

Call for a quick quote. The main things that affect it are:

  • Working hours on commercial sites
  • Access and height
  • The amount of work
  • The product the joint needs

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • A few pictures by email, if you can
  • If it’s domestic, commercial or a hotel

We quote each job on its own, so the first step is telling us about yours. Simply call 0345 464 0079 or send us an email and describe the job and send pictures if you have them.

How it works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours, depending on how many layers have to come out. Somewhere as small as Park Gate, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises

What remedial sealant looks like in Park Gate

Park Gate is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you live in an older home near St Margaret Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Park Gate Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Different surfaces, different methods

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. Once it’s all removed, the joint is treated.
