Remedial sealant for homes and businesses in Old Dean

A joint that keeps letting you down needs more than another bead. Send photos when you phone 0345 464 0079 or drop us an email. Common call-outs are for torn expansion joints and wide, uneven beads that look worse than the old ones, across mouldy bath & shower sealant, shrunken worktop sealant and failed movement joints.

In and around Old Dean, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

You get a one-year guarantee, the same in Old Dean as everywhere else we work.

What the job involves on each surface

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, including the screen profile and tray edges.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. That needs refixing before resealing, and we will tell you if we find it.

Remedial sealant around Old Dean

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

For an older house near a landmark such as St Martin's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Camberley station? Then a joint that keeps failing is best fixed properly while the property is empty.

Why deal with it now?

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Homes in smaller places like Old Dean can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Combining jobs into one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for most joints, depending on how much old sealant has to come out, including the tidy-up. Parking around Old Dean is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • Keep children and pets away from the work area
  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints

Advice

Your questions about remedial sealant in Old Dean

Can you help a landlord with a rental near Camberley station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Do you cover smaller places like Old Dean?

Yes. Old Dean is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you offer different sealant colours?

In most cases you can choose. We will explain which colours are available and agree one before we start.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Does remedial work come with a guarantee?

Yes. Every job comes with our 12-month guarantee.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you need remedial sealant in Old Dean?

Silicone only bonds to surfaces that are clean and dry. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.

Keep an eye out for any of the following:

  • Worktop sealant that has shrunk and split
  • Leaks that keep coming back after resealing
  • Thick, messy sealant smeared over tiles
  • Products that weren’t meant for the joint

For site and facilities teams at buildings such as Collingwood College, we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • The length of the guarantee
  • Who turns up on the day
  • Whether all the old sealant comes out first
  • What happens if the job turns out different

How to choose a mastic man

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Do not add new sealant on top of old
  • Never fill a movement joint with mortar or grout
  • Look for stains below bathrooms now and then
  • Clean sealant with mild products only

Keep an eye on the joint at first, especially if movement was the problem. Should anything change, phone 0345 464 0079 or email us.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
