Remedial sealant in Morebattle

A joint that keeps letting you down needs more than another bead. Send pictures when you email us at info@mrmastic.co.uk, along with when it was last resealed. We work on botched or over-sealed joints, mouldy bath & shower sealant and expansion joints, and the jobs we see most are wide, uneven beads that look worse than the old ones and caulk or the wrong sealant used in a wet area.

Bathrooms in smaller places like Morebattle work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Our work is backed for twelve months, in Morebattle and everywhere else we cover.

Morebattle: your questions answered

Is remedial sealant in Morebattle guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Morebattle within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

Do you fix expansion and movement joints?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, then the joint is sealed properly.

Can you remove old sealant without damaging the bath?

Yes, with care. We cut and lift the old sealant with tools suited to the surface, then clean off the residue. Any existing damage is pointed out before we start.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Do you work for letting agents?

Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.

Can you take off two layers of silicone?

Yes. Each layer is cut out and the residue cleaned off, then the joint is resealed once.

Different surfaces, different methods

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.

Movement & expansion joints

A sealant stuck to the back of the joint can’t stretch. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.

Signs you need remedial sealant in Morebattle

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

These are the problems we are asked about most:

  • Leaks that keep coming back after resealing
  • Smears and lumps from a botched reseal
  • Kitchen joints letting water behind the worktop
  • Over-sealed joints coming away

If you live in an older home near Parish Church of St Lawrence, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What to look for in a quote

  • How the joint is cleaned and prepared
  • Which colour the sealant will be
  • What happens if the job turns out different
  • Whether they seal over old material or remove it

Our hiring checklist

Why deal with it now?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Around Morebattle, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Why choose Mr Mastic in Morebattle

Remedial sealant in Morebattle: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In and around Morebattle, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Honest limits

Before you book, it’s worth knowing the limits:

  • Sealant in an older building that needs testing for asbestos first
  • Cracks in the fitting rather than the joint
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Shrunken worktop sealant
  • Failed movement joints
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Expansion joints

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Never seal over old silicone
  • Don’t wait for a small gap to become a leak
  • Check trays and worktops don’t move
  • Keep bleach and abrasives off the bead

Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours, depending on how many layers have to come out from start to finish. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks
