Remedial sealant for homes and businesses in Holytown

Some sealant jobs aren’t a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out before the joint can be done properly. We’re often asked to deal with sealant that came away because the surface wasn’t prepared and leaks that keep coming back after resealing, on failed movement joints, expansion joints and leaking tray & enclosure joints.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee.

Holytown homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Holytown station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Managing a site like Brannock High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why deal with it now?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. Around Holytown, water from a failed joint in an older stone home can soak into timber and plaster.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Why choose Mr Mastic in Holytown

  • Approved under the ARBOMaster scheme

Honest limits

It helps to know what we cannot do too:

  • Cracks in the fitting rather than the joint
  • Water damage behind tiles that needs a tiler
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Expansion joints
  • Failed movement joints
  • Botched or over-sealed joints

What happens on the day

The work is kept neat and contained to the area we are working on, so you can get on with your day. The job generally takes a few hours for most joints, depending on how much old sealant has to come out. Around Holytown, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • Mention any parking rules near the property
  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive

What affects the cost of remedial sealant

We quote each job individually. This is what makes a difference:

  • The product the joint needs
  • The size of the job
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear quote before we start.

What we need to know

When you call or email, these details help:

  • The type of property
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before

Need a quote? Please email us at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Air the bathroom so the sealant can dry
  • Do not wait for a small gap to become a leak
  • Keep an eye on the ceiling below the bathroom
  • Have loose fittings fixed before resealing

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old, so the old bead should always come out first.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
