Remedial sealant near Hardgate

Remedial sealant for homes and businesses in Hardgate

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We are often asked to deal with movement joints that have split or pulled away and gaps opening along the back of the worktop, across expansion joints, shrunken worktop sealant and failed movement joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Quotes for remedial sealant in Hardgate

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The amount of work
  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • Access and height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

When you contact us, it’s useful to know:

  • Photos by email, if that’s easy
  • Whether it has been sealed before
  • Whether it’s a home or a business
  • What’s wrong with the joints now

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

Remedial sealant around Hardgate

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In and around Hardgate, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. Homes close to Urr Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Why it’s worth doing now in Hardgate

Adding more sealant is the usual quick fix, and it rarely works. It can’t bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Hardgate questions

Is Hardgate within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do remedial sealant in Hardgate?

Yes, Hardgate is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

My shower still leaks after a reseal. Can you sort it?

Yes. There’s generally a reason: sealant over sealant, movement or another leak, so we find that first.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you match the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Does remedial work come with a guarantee?

Yes. You get our 12-month guarantee.

Surface by surface

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces.

Honest limits

We will not take on work that will not last, so here’s what sealant can’t put right:

  • A tray or bath that is cracked
  • A bath, tray or worktop that moves until it’s properly fixed
  • Failed tanking or loose tiles behind the sealant

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Botched or over-sealed joints

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What we do, step by step

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours, depending on how many layers have to come out. Outside jobs in Hardgate need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • Clear the area around the work
  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints

Aftercare tips

To keep the joints looking good and working properly:

  • Keep bleach and abrasives off the bead
  • Deal with small splits early
  • Report a tray that rocks or a worktop that lifts
  • Run the fan after every shower

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
