Remedial sealant in Goose Green

How we handle remedial sealant in Goose Green

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We work on botched or over-sealed joints, expansion joints and leaking tray & enclosure joints, and common reasons people get in touch are repeat leaks from the same joint and beads that never stuck properly.

For a small place like Goose Green, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. The work usually takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Goose Green needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

Advice

Why act early in Goose Green

Remedial work takes longer than a straight reseal, but rarely a lot: it takes a few hours, depending on how many layers have to come out. It’s far less disruption than resealing the same joint again and again. In a small place like Goose Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What remedial sealant looks like in Goose Green

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like Rydon Community College? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Billingshurst station? Then a joint that keeps failing is best fixed properly while the property is empty. If you live in an older home near The Parish Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

For landlords and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Different surfaces, different methods

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. It’s cut out, degreased and resealed colour-matched to the worktop.

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.

What sealant work can’t fix

To be straight with you, there are a few things sealant won’t fix:

  • Older mastics that may need an asbestos check before removal
  • Cracks in the fitting rather than the joint
  • Water damage behind tiles that needs a tiler

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What affects the cost of remedial sealant

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • Working hours on commercial sites
  • Access and height

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Any access issues, like height or stairs
  • Roughly how big the job is
  • Any previous sealing or DIY work
  • Where the property is

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.
