Remedial sealant near Chute Forest

Chute Forest: your questions answered

Can you help a landlord with a rental near Andover station?

Yes. We work for letting agents and landlords as well as homeowners. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.

Can you do remedial sealant in Chute Forest?

Yes. Our work covers London and the South East, and Chute Forest is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear quote.

Can you take off two layers of silicone?

Yes. We remove every layer; over-sealing fails because silicone won’t bond to silicone.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What if resealing will not fix my leak?

Then we explain what we’ve found. A plumber or fitter may be needed before any new sealant goes on.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Is remedial work guaranteed?

Yes. Remedial work carries the same 12-month guarantee as all our work.

Remedial sealant for homes and businesses in Chute Forest

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that is what we find, we will tell you rather than reseal something that won’t fix it. If you’re dealing with thick, messy sealant smeared over tiles and sealant that came away because the surface wasn’t prepared, we can put it right, on leaking tray & enclosure joints, expansion joints and failed movement joints alike.

In a village or hamlet like Chute Forest, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What happens on the day

On the day, we look over the joints with you first. We protect the surfaces around the joints before we start. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Chute Forest needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Preparing for the visit

Signs you need remedial sealant in Chute Forest

Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.

Look out for any of the following:

  • Torn expansion joints
  • Beads that never stuck properly
  • Gaps opening along the back of the worktop
  • A shower that leaks however often it’s resealed

If you let a flat or house near Andover station, a joint that keeps failing is best fixed properly while the property is empty.

10 questions to ask before booking

What the job involves on each surface

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, which we’ll point out.

Movement & expansion joints

A sealant stuck to the back of the joint cannot stretch. Backing stops that, so the sealant grips the two sides only.

Bathrooms and kitchens in Chute Forest

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you live in an older home near St Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Cracks in the fitting rather than the joint
  • Older mastics that may need an asbestos check before removal
  • A tray or worktop that needs refixing first

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.

What we seal

  • Leaking tray & enclosure joints
  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
