Remedial sealant for Cessnock homes and businesses

Remedial sealant in Cessnock, done properly

Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. Typical jobs include dark patches showing through the sealant and a second bead peeling off the first, across failed movement joints, expansion joints and mouldy bath & shower sealant.

From stone-built tenements to new flats and suburban houses, Cessnock is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Bathrooms and kitchens in Cessnock

Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For landlords with property near Exhibition Centre station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. For site and facilities teams at buildings such as Lorne Street Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Cessnock is about 1 mile west of Glasgow, in Glasgow. Jobs in Cessnock get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across Glasgow, we cover 183 places, and Cessnock is one of them.

Our applicators cover all of G51, G41 and G3 for remedial sealant and the streets around it. We cover properties on Copland Road, Clifford Lane and Whitefield Road. Leave it or put it right?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. Wind-driven rain gets into any failed joint on the outside of a city building, and in Cessnock, damp can spread through stone and plaster before anyone sees it.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Why Cessnock clients choose us

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Find out why the sealant failed first
  • Never fill a movement joint with mortar or grout
  • Keep the room well ventilated
  • Have loose fittings fixed before resealing

Keep the room ventilated: run the fan during and after showers, or open a window.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

Landlords, agents and businesses in Cessnock

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How we quote for remedial sealant

Your quote is based on your job. We take into account:

  • Which sealant suits the joint
  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it has been sealed before
  • The problem you’ve noticed
  • Where the property is
  • Photos by email, if that’s easy

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before we start.

When something else is needed

It helps to know what we cannot do:

  • Cracks in the fitting rather than the joint
  • A bath, tray or worktop that moves until it’s properly fixed
  • A leaking trap, valve or supply pipe

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

Your questions about remedial sealant in Cessnock

Do you work for landlords with property near Exhibition Centre station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Do you take on hotel work around Cessnock?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can old silicone be taken off without scratching the tiles?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

What does remedial sealant cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

How it works

Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours, depending on how many layers have to come out, depending on how much there is to do. In a city area like Cessnock, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

Advice

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
