Remedial sealant for homes and businesses in Carisbrooke

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. Typical jobs include floor or wall movement joints that have failed and caulk or the wrong sealant used in a wet area, on shrunken worktop sealant, expansion joints and failed movement joints.

Smaller places like Carisbrooke still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many layers have to come out and we leave things clean and tidy. Parking around Carisbrooke is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules

Carisbrooke: your questions answered

Is Carisbrooke within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work in hotels near Carisbrooke?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

My shower still leaks after a reseal. Can you sort it?

Yes. There’s normally a reason: sealant over sealant, movement or another leak, and we deal with the cause first.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Can you reseal a split movement joint?

Yes. The depth is set with backing so the sealant only bonds to the two sides.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

For anyone letting property in or around Carisbrooke, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Different surfaces, different methods

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out.

Windows & doors

Some leaks around windows come from the wall or the window itself. We check the joint and tell you if it looks to be something else.

What remedial sealant looks like in Carisbrooke

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Carisbrooke has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Managing a site like St Thomas of Canterbury Catholic Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we are called out for in Carisbrooke

Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.

People normally contact us when they notice one of these:

  • Caulk or the wrong sealant used in a wet area
  • Black mould underneath the bead
  • Movement joints that have split or pulled away
  • Sealant that came away because the surface wasn’t prepared

In the older streets around St. Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • How long to leave it before use
  • Whether they seal over old material or remove it
  • Who does the work, and how experienced they are
  • Which sealant they’ll use, and why

10 questions to ask before booking

Honest limits

We’ll always be straight with you, so here’s what new sealant will not do:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A bath, tray or worktop that moves until it’s properly fixed
  • Tiles that have come away from the wall

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Expansion joints
  • Shrunken worktop sealant

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Find out why the sealant failed first
  • Deal with small splits early
  • Never fill a movement joint with mortar or grout
  • Always have old sealant cut out, not covered

Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.

If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.
