Remedial sealant for Bankglen homes and businesses

Surface by surface

Mouldy bath & shower sealant

Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out.

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

Remedial sealant for homes and businesses in Bankglen

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. We take it out and use a sealant made for that joint. We’re often asked to deal with a second bead peeling off the first and mould trapped under a layer of silicone, on leaking tray & enclosure joints, mouldy bath & shower sealant and shrunken worktop sealant.

A bathroom in a place like Bankglen gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured.

Remedial sealant in Bankglen: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near New Cumnock station, botched sealant from a previous quick fix is easier to strip out between tenants. In the older streets around Martyrs Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Get the cause of a repeat leak found before resealing
  • Never fill a movement joint with mortar or grout
  • Always have old sealant cut out, not covered
  • Report a tray that rocks or a worktop that lifts

Watch the joint over the first few weeks, especially if movement was the problem. If anything changes, just email us at info@mrmastic.co.uk.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

Honest limits

It helps to know what we cannot do too:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A tray or bath that’s cracked
  • A bath, tray or worktop that moves until it’s properly fixed

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What affects the cost of remedial sealant

We do not publish a price list, because no two jobs are the same. What we look at:

  • The size of the job
  • The old material and how stubborn it is
  • The number of rooms or windows
  • The product the joint needs

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

What to tell us for a quote

What to tell us when you ask for a quote:

  • The address or postcode of the job
  • A few photos by email, if you can
  • Whether it’s a home or a business
  • The rough size of the job

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours, depending on how many layers have to come out. Somewhere like Bankglen may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts

Common questions in Bankglen

Do you cover smaller places like Bankglen?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Bankglen for remedial sealant?

Yes, Bankglen is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Can I choose the sealant colour?

Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.

What happens if the problem is the tray or the plumbing?

You will hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, and we will not reseal for the sake of it.

Is there any odour?

There can be a smell while the sealant cures. Ventilation helps.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

How do I get a quote for remedial sealant in Bankglen?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
