Specialist regrouting for Waterside: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Splashback grout that has darkened
- Grout stained black or orange that will not clean
- Discoloured grout on otherwise sound tiles
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Regrouting in Waterside
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. If you have stained grout that cleaning won’t shift and discoloured grout on otherwise sound tiles, we can help, whatever the surface.
A bathroom in a place like Waterside gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
You get a 12-month guarantee, the same in Waterside as everywhere else we work.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Have loose tiles looked at early
- Check the corner silicone every few months
- Use a squeegee on the tiles after showering
- Skip wire brushes and scourers
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.
Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
What regrouting looks like in Waterside
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Around Waterside, as everywhere, regrouting is only as good as the preparation behind it. For an older house near a landmark such as Waterside and Lethanhill Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What the job involves on each surface
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It can’t fix waterproofing below the tiles.
How it works
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a shower enclosure, longer for a whole room, and the area is left clean. Outdoor work around Waterside depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- The joints are vacuumed and cleaned.
- We fill the joints with new grout, then clean the tiles.
- We reseal the internal corners and edges with silicone.
How to prepare
- Mention any tricky access
- Keep children and pets away from the work area
- Mention if the joints have been sealed before

When it is not the sealant
It helps to know what we cannot do too:
- A leaking shower valve or waste
- Waterproofing that has failed below the tiling
- A structure that flexes behind the tiles

Your questions about regrouting in Waterside
Will you come out to Waterside?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Waterside in your area for regrouting?
Yes. We work across all of Scotland, and Waterside is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Can you change the grout colour?
It can. With the old grout removed, the new colour fills the whole joint, not just the surface.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.
How long will you be here?
Most jobs take a few hours, or longer for a fully tiled room, including the preparation. We’ll confirm how long when we quote.
Is it possible to regrout only the shower area?
Yes. Many jobs are just the shower walls, or just the joints that have failed.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
What happens if it’s left?
New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Raking out to a consistent depth gives the new grout something to hold. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
