How we handle regrouting in Walston
Before any work starts, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. Common call-outs are for gaps where the shower grout has gone and stained grout that cleaning won’t shift, on shower walls, tiled floors and bathroom wall tiles.
Bathrooms in smaller places like Walston work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Big or small, you get the same one-year guarantee.

Bathrooms and kitchens in Walston
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Homes close to Walston Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we are called out for in Walston
Hard water and soap leave a film on grout that is hard to shift. In time the grout under it darkens and breaks down, which is when replacing it makes sense.
Signs it’s time to call us include:
- Splashback grout that has darkened
- Old grout in a dated colour
- Grout that stays dark however much it’s cleaned
- Grout in corners that has cracked
Around Walston, as everywhere, regrouting is only as good as the preparation behind it.
What your quote should include
- What insurance they hold
- How the surfaces are prepared before sealing
- The length of the guarantee
- Whether you can choose the colour
What we do, step by step
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, or longer for a fully tiled room. For a place like Walston, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we are working on
- Keep children and pets away from the work area

Questions from Walston
Is Walston within the area you cover?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is there a guarantee on regrouting in Walston?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Can you regrout if a few tiles are loose?
If tiles are loose, something behind them has usually failed. Regrouting alone isn’t the answer and we’ll say so before going ahead.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
How long will you be here?
A typical job takes a few hours for a shower enclosure, longer for a whole room. We will confirm how long when we quote.
Do you regrout part of a bathroom, like the shower?
Yes. We’ll check the other tiled areas as well and tell you if anything else needs attention.
What sealant work can’t fix
It helps to know what we cannot do too:
- Tiles that have come away from the wall
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that are chipped or split
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Leave it or put it right?
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Sorting it early keeps the job simple. In an older home around Walston, damp from a failed joint can get into timber and plaster.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Look at the sealant in the corners now and then
- Get any tile that moves checked promptly
- Use a soft brush rather than a wire one
- Open a window or run the fan to clear steam
We’ll tell you when the area can be used again. Please follow it, and avoid scrubbing the new grout hard for the first few days.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it, so it’s worth acting early.
