Regrouting in Upper Enham

Regrouting for homes and businesses in Upper Enham

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. Typical jobs include grout stained black or orange that won’t clean and floor grout that won’t come clean, on bathroom floors, tiled floors and kitchen splashbacks.

Homes around Upper Enham are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

You get a one-year guarantee, the same in Upper Enham as everywhere else we work.

What happens if it’s left?

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. In a small place like Upper Enham, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

The process

On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to a full day, depending on the area. For a village or hamlet like Upper Enham, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky

Advice

When something else is needed

Before you book, it’s worth knowing the limits too:

  • Failed tanking or waterproofing under the tiles
  • Loose tiles, which need refixing first
  • Tiles that are chipped or split

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Tiled floors
  • Wet rooms
  • Shower walls
  • Kitchen splashbacks
  • Bathroom floors
  • Bathroom wall tiles

Aftercare tips

A little care helps the new joints last. We recommend:

  • Don’t ignore a tile that feels loose
  • Rinse soap off the tiles after each shower
  • Use a squeegee on the tiles after showering
  • Skip wire brushes and scourers

Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.

Surface by surface

Corners and edges

Internal corners move, so we seal them rather than grout them.

Bathroom floors

Cracked floor grout can point to movement underneath. We look for loose tiles first.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Bathrooms and kitchens in Upper Enham

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For an older house near a landmark such as Saint George, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Smannell and Enham Church of England (Aided) Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Upper Enham: your questions answered

Can you help a landlord with a rental near Andover station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.

Is Upper Enham within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

When can I use the shower again?

We give you a time before we leave. The wait depends on the products and conditions so please stick to it.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Could my grout be a different colour after regrouting?

Yes, regrouting is the time to do it. Tell us the colour you’d like when you ask for a quote.

Signs you need regrouting in Upper Enham

Soap scum and limescale build up on grout and stick to it. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.

Look out for these signs:

  • Crumbling grout between the tiles
  • Grout that stays dark however much it’s cleaned
  • Discoloured grout on otherwise sound tiles
  • A grout colour that no longer suits the room

If you let a flat or house near Andover station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What your quote should include

  • Whether all the old sealant comes out first
  • How the colour is chosen
  • Who does the work, and how experienced they are
  • How long the guarantee is
