Regrouting for homes and businesses in Staplecross
Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. Common call-outs are for a grout colour that no longer suits the room and grout in corners that has cracked, across tiled floors, bathroom floors and shower walls.
Being in a small place like Staplecross makes no difference to the job itself: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Regrouting in Staplecross: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Robertsbridge station? Then a regrout while the flat is empty is quicker than working around a tenant. Homes close to St Marks Staplecross include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Staplecross Methodist Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Why it’s worth doing now in Staplecross
New grout smeared over the old doesn’t bond well. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. Where a wall is exposed, as many are in small places like Staplecross, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before any work starts.

Different surfaces, different methods
Corners and edges
Corners flex as the building moves, so they get silicone, not grout.
Bathroom floors
If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.
Staplecross: your questions answered
Can you help a landlord with a rental near Robertsbridge station?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.
Can you do regrouting in Staplecross?
Yes, Staplecross is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
What information do you need?
Let us know what needs doing and where. We’ll ask anything else we need to know.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Will there be a smell?
There can be a smell while the sealant cures. Opening a window helps.
How long should I wait before showering?
We will tell you on the day. It depends on the grout and the sealant used so please stick to it.
Are you insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
What sealant work can’t fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Tiles that are chipped or split
- Leaks from pipes, valves or wastes (a plumber’s job)
- A floor or wall that keeps moving
If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.
Surfaces we seal
- Wet rooms
- Bathroom floors
- Kitchen splashbacks
- Bathroom wall tiles
- Shower walls
- Tiled floors
Aftercare tips
A little care helps the new joints last. We recommend:
- Check the corner silicone every few months
- Rinse soap off the tiles after each shower
- Have loose tiles looked at early
- Don’t use strong acidic cleaners on grout
Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well to help it dry out.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

How it works
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a few hours, or longer for a fully tiled room for a typical job. Somewhere as small as Staplecross, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- We vacuum the joints and clean out the dust.
- We fill the joints with new grout, then clean the tiles.
- We reseal the internal corners and edges with silicone.
Before we arrive
- Clear items away from the joints we are working on
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can

Related advice
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
