Regrouting in Snagshall
Our applicators work in Snagshall on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly.
- Shower grout that has worn away
- Grout that’s cracking and breaking up
- Greasy, stained grout behind the hob
Do you need regrouting in Snagshall?
Grout that was put in corners cracks as the bath or tray moves. They need flexible sealant, and if they’re grouted, a crack soon lets water in.
The problems people generally mention when they call include:
- Grout in corners that has cracked
- Shower grout that has worn away
- Kitchen splashback grout stained by grease
- A grout colour that no longer suits the room
Rented homes near Robertsbridge station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
What your quote should include
- How long to leave it before use
- Who does the work, and how experienced they are
- What guarantee comes with the work
- How the colour is chosen
How we handle regrouting in Snagshall
Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. We work on tiled floors, bathroom floors and bathroom wall tiles, and the jobs we see most are splashback grout that has darkened and a grout colour that no longer suits the room.
Being in a small place like Snagshall makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

Your questions about regrouting in Snagshall
Is Snagshall in your area for regrouting?
Yes. Our work covers London and the South East, and Snagshall is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing.
Can you help a landlord with a rental near Robertsbridge station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover Snagshall.
What goes in the corners, grout or silicone?
Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Do you regrout part of a bathroom, like the shower?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
How long does the job take?
That depends on how much there is to do, but as a guide it takes a few hours for a shower enclosure, longer for a whole room. We will tell you when we quote.
Regrouting in Snagshall: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Bodiam Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as The Parish Church of St James, walls and floors in older homes can move, and sealant and grout show it first.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What happens if it’s left?
Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Older cottages and farmhouses around Snagshall can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Quotes for regrouting in Snagshall
Some jobs are bigger than they look, and some smaller. The main factors:
- The number of rooms or windows
- The product the joint needs
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- Whether it has been sealed before
- Whether it’s a home or a business
- Any access issues, like height or stairs
- A few photos by email, if you can

Aftercare tips
Aftercare is simple, and it makes a real difference:
- Check the corner silicone every few months
- Skip wire brushes and scourers
- Don’t use strong acidic cleaners on grout
- Wipe or squeegee the shower walls
Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and let the room air.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on the area, and the area is left clean. For a village or hamlet like Snagshall, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Tell us about access, such as stairs, a lift or high-level joints
- For indoor joints, keep the area dry beforehand if you can

Advice
What we can’t put right
We will not take on work that won’t last, so these are the limits:
- Cracked or broken tiles
- A structure that flexes behind the tiles
- Loose tiles, which need refixing first
