How we handle regrouting in Shandwick

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. If you have crumbling grout between the tiles and grout stained black or orange that won’t clean, we can put it right, on kitchen splashbacks, tiled floors and shower walls alike.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

There’s a 12-month guarantee on every job, large or small.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

How the visit works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from a few hours to a full day, depending on the area. Somewhere like Shandwick may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed
  • Move anything stored near the joints

What affects the cost of regrouting

Call for a quick quote. The main things that affect it are:

  • Mould in or behind the old joints
  • Access and height
  • The product the joint needs
  • Working hours on commercial sites

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The address or postcode of the job
  • How we’d reach the joints
  • Whether it has been sealed before
  • How many joints, rooms or windows are involved

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved and send you a clear quote.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Stick to mild products for cleaning grout
  • Get any tile that moves checked promptly
  • Check the corner silicone every few months
  • Use a squeegee on the tiles after showering

Check the corner silicone now and then. Corners flex, so it’s usually the first thing to need attention.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

Regrouting in Shandwick: local notes

Shandwick is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Rented homes near Fearn station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

Shandwick is about 12 miles north of Nairn, in Highland. Shandwick gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our Highland coverage runs to 253 places, Shandwick among them. You can also see our page for Aberdeen, roughly 79 miles from Shandwick.

We cover every part of IV20 for regrouting and the streets around it. That includes homes and businesses on Shore Street and New Street and the roads around them. We also cover the places around Shandwick: Balintore (1 mile north-east), Loans of Tullich (1 mile north-west), Hilton of Cadboll (1 mile north-east), Fearn (2 miles north-west) and Hill of Fearn (2 miles north-west). Larger places within reach include Nairn (12 miles south), Tain (7 miles north-west), Alness (13 miles west), Dornoch (10 miles north-west), Invergordon (10 miles south-west) and Fortrose (14 miles south-west). Remote and island addresses need a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.

Do you need regrouting in Shandwick?

Most grout is porous, so water, soap and grime soak into it. Given time, it discolours and begins to break down, especially in a shower that’s used every day.

It’s worth asking for a quote if you see:

  • Grout washed out of a shower
  • Crumbling grout between the tiles
  • Grout in a colour the owner wants to change
  • Corners filled with grout instead of silicone

Around Shandwick, as everywhere, regrouting is only as good as the preparation behind it.

Our hiring checklist

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Cracked or broken tiles
  • A leaking shower valve or waste
  • A leaking wet room membrane

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Your questions about regrouting in Shandwick

Is Shandwick within the area you cover?

Yes. Shandwick is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Shandwick in your area for regrouting?

Yes. We work across all of Scotland, and Shandwick is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How soon can the shower be used after regrouting?

Before we leave, we’ll tell you how long to wait. Both the grout and the silicone need time to cure before they get wet.

How long will you be here?

It depends on the size of the job, but as a guide it takes anything from a few hours to a full day, depending on the area. We will give you a better idea when we quote.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can you change the grout colour?

Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.
