Regrouting for Seasalter homes and businesses

Regrouting in Seasalter, done properly

When grout stays dark however much you clean it, the discolouration has usually soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. We work on kitchen splashbacks, tiled floors and bathroom wall tiles, and people most often call us about grout that makes sound tiles look old and cracked grout along the bath or tray.

In a village or hamlet like Seasalter, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Questions from Seasalter

Do you work for landlords with property near Whitstable station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Will you come out to Seasalter?

Yes, Seasalter is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Should corners be grouted or sealed?

We use silicone in corners and along edges. Grout in those joints cracks as the building moves.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Are you fully insured?

Yes. Full insurance covers our work.

How we quote for regrouting

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Whether the work is at height
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, ring 0345 464 0079 or email us for an honest opinion and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • Any previous sealing or DIY work

We don’t publish a price list. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or drop us an email.

How the visit works

You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to a full day, depending on the area in most cases. Somewhere as small as Seasalter, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Clean grout with a mild bathroom cleaner
  • Wipe water off the walls when you’re done
  • Rinse the tiles after showering
  • Do not ignore a tile that feels loose

Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Surface by surface

Wet rooms

Both the grout and the silicone in a wet room matter. We replace the grout and reseal the edges.

Shower walls

Showers put more water on grout than anywhere else. We rake it out and regrout and renew the silicone at the edges.

When something else is needed

It helps to know what we cannot do:

  • Tiles that have come away from the wall
  • Movement in a stud wall or floor
  • Failed tanking or waterproofing under the tiles

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before booking.

Why deal with it now?

Cleaning products may brighten grout for a time, but mould that has got into grout normally comes back. New grout, with silicone in the corners, deals with the cause. Where a wall is exposed, as many are in small places like Seasalter, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear price before work begins.

Seasalter homes and their sealant

Seasalter is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Whitstable station? Then a regrout while the flat is empty is quicker than working around a tenant. In the older streets around Seasalter Christian Centre, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Joy Lane Primary Foundation School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Seasalter is about 2 miles west of Whitstable, in Kent. Jobs in Seasalter get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. We cover 922 towns and villages across Kent, from the larger towns to small villages. There’s also a page for Chelmsford, about 35 miles away.

Our applicators cover all of the CT5 postcode area for regrouting. If you need regrouting at a property on Eden Road, Allan Road and Church Lane or a nearby road, our applicators can take on the job. We also cover the places around Seasalter: Highstreet (1 mile south), Waterham (2 miles south-west), Dargate (2 miles south), Graveney (3 miles south-west) and Hernhill (3 miles south-west). Further out, we also cover Ashford (15 miles south), Canterbury (6 miles south-east), Sittingbourne (11 miles west), Faversham (5 miles south-west), Herne Bay (6 miles east) and Minster (10 miles north-west).
