We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
How we handle regrouting in Runfold
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We work on tiled floors, bathroom floors and bathroom wall tiles, and the jobs we see most are old grout in a dated colour and grout stained black or orange that won’t clean.
Somewhere as small as Runfold, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.
Whatever the size of the job, it’s backed by our 12-month guarantee in Runfold and across Surrey.

Different surfaces, different methods
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It can’t fix waterproofing below the tiles.
Bathroom floors
If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.
Why it’s worth doing now in Runfold
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Where a wall is exposed, as many are in small places like Runfold, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What else we do in Runfold
What happens on the day
We keep the work tidy and contained to the joints we’re treating. Expect the work to take a few hours, or longer for a fully tiled room, and we tell you how long to leave it before we go. In a small place like Runfold, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
How to prepare
- Keep pets and children clear of the area while we work
- Let us know about parking restrictions
- Mention if the joints have been sealed before

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Regrouting in Runfold: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Farnham station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. For site and facilities teams at buildings such as South Farnham School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as The Church of the Good Shepherd, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How we quote for regrouting
Jobs vary more than people expect. What affects the quote:
- Which sealant suits the joint
- The size of the job
- Mould in or behind the old joints
- Access and height
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
- A few photos by email, if you can
- If someone has resealed it before

Honest limits
We will always be straight with you, so here’s what new sealant will not do:
- Failed tanking or waterproofing under the tiles
- Cracked or broken tiles
- Loose tiles, which need refixing first
If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.
