Regrouting in Preston, Scottish Borders
We cover Preston for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Floor grout that has worn and darkened
- Stained grout that cleaning will not shift
- Shower grout that has worn away
When it isn’t the sealant
New sealant can’t fix everything, and we’ll tell you before work begins. Sealant will not put right:
- Failed tanking or waterproofing under the tiles
- A structure that flexes behind the tiles
- Water coming from plumbing rather than grout
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

About our regrouting in Preston
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. Typical jobs include splashback grout that has darkened and floor grout that won’t come clean, on wet rooms, tiled floors and shower walls.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Work for landlords, hotels and businesses
Landlords and letting agents in Preston can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
What happens on the day
The work is kept neat and contained to the area we’re working on, so you can carry on as normal. Expect the work to take a few hours, or longer for a fully tiled room. For a place like Preston, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- We vacuum the joints and clean out the dust.
- We fill the joints with new grout, then clean the tiles.
- Corners and edges are resealed with flexible silicone, not grout.
Before we arrive
- Clear the area around the work
- Tell us if parking is tricky
- Keep children and pets away from the work area
How to get a quote
We quote each job on its own. Just drop us a line at info@mrmastic.co.uk with the details and send pictures if you have them.

What affects the cost of regrouting
The price is agreed before any work begins. It’s based on:
- When we can work, for business premises
- Mould in or behind the old joints
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
What to tell us for a quote
When you call or email, it’s useful to know:
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, send an email to info@mrmastic.co.uk.
What regrouting looks like in Preston
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you live in an older home near Preston Church, walls and floors in older homes can move, and sealant and grout show it first. Around Preston, as everywhere, regrouting is only as good as the preparation behind it.

Questions from Preston
Will you come out to Preston?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do regrouting in Preston?
Yes. We work across all of Scotland, and Preston is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
When can I use the shower again?
We’ll tell you on the day. The wait depends on the products and conditions, so follow the time we give you.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do the sealants smell?
There can be a smell while the sealant cures. Opening a window helps.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Look at the sealant in the corners now and then
- Wipe or squeegee the shower walls
- Don’t ignore a tile that feels loose
- Use a soft brush rather than a wire one
Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.
Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout while the tiles are still sound.
Surface by surface
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.
