Regrouting in Penton Corner, done properly

Regrouting is generally paired with resealing. Grout belongs between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. We work on kitchen splashbacks, wet rooms and shower walls, and common reasons people get in touch are floor grout that has worn and darkened and good tiles let down by tired grout.

Somewhere as small as Penton Corner, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Whatever the size of the job, you get the same 12-month guarantee.

When something else is needed

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Cracked or broken tiles
  • Tiles that are loose or hollow behind
  • A floor or wall that keeps moving

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Surfaces we seal

  • Tiled floors
  • Wet rooms
  • Bathroom floors
  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles

Why deal with it now?

Grout pens and paint-on colourants only cover the surface. They don’t fill cracks or stop water, and stains can show through again. A proper regrout puts new grout in the joint. Where a wall is exposed, as many are in small places like Penton Corner, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before we start.

What we do, step by step

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a shower enclosure, longer for a whole room, including the tidy-up. In a small place like Penton Corner, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Use a squeegee on the tiles after showering
  • Don’t ignore a tile that feels loose
  • Use gentle cleaners on grout
  • Do not use strong acidic cleaners on grout

Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time, long before the grout does.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Quotes for regrouting in Penton Corner

Your quote is based on your job. We take into account:

  • The old material and how stubborn it is
  • The number of rooms or windows
  • How easy the joints are to reach
  • Working hours on commercial sites

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Whether it has been sealed before
  • The rough size of the job
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Penton Corner questions

Can you help a landlord with a rental near Andover station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.

Can you do regrouting in Penton Corner?

Yes, Penton Corner is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or email us with a few details of the job.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Will regrouting fix loose tiles?

Loose tiles need refixing before regrouting. We’ll point them out before any grout comes out.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Could my grout be a different colour after regrouting?

Yes, regrouting is the time to do it. Mention the colour you have in mind when you call 0345 464 0079 or email us.

Can you regrout just the shower?

Yes. We’ll check the other tiled areas as well and let you know if more needs doing.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or send us an email.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Regrouting in Penton Corner: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you let a flat or house near Andover station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. In the older streets around Holy Trinity Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Portway Junior School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
