What we can’t put right

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Damaged tiles that need replacing
  • Water coming from plumbing rather than grout
  • Loose tiles, which need refixing first

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before you book.

How we handle regrouting in Orsett

We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, since new grout cannot fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. We are often asked to deal with floor grout that has worn and darkened and cracked grout along the bath or tray, across bathroom floors, wet rooms and tiled floors.

Somewhere as small as Orsett, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

Landlords, agents and businesses in Orsett

For anyone letting property in or around Orsett, several properties can go on one quote. Send us the addresses and the work at each.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Do you need regrouting in Orsett?

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly tends to wash out early.

Any of these means the joints need attention:

  • Grout stained black or orange that won’t clean
  • Grout in a colour the owner wants to change
  • Floor grout that won’t come clean
  • Cracked or crumbling grout lines

For site and facilities teams at buildings such as Orsett Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What to look for in a quote

10 questions to ask before booking

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Common questions in Orsett

Do you cover Orsett for regrouting?

Yes, Orsett is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll send you a clear quote.

I let a flat near Stanford-Le-Hope station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can call 0345 464 0079 or send us an email with the details for a clear quote.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

What if some of my tiles are loose?

Loose tiles need refixing before regrouting. We will point them out at the start.

Can you change the grout colour?

Yes, plenty of people choose to. A darker grout hides marks better, while lighter grout brightens a room.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

Are you fully insured?

Yes. We’re fully insured.

The process

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take a few hours, or longer for a fully tiled room. Somewhere as small as Orsett, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky
  • Clear items away from the joints we are working on

Advice

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wipe or squeegee the shower walls
  • Open a window or run the fan to clear steam
  • Skip wire brushes and scourers
  • Do not use strong acidic cleaners on grout

We will tell you when the area can be used again. Stick to that time, and go gently on the grout at first.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

How we quote for regrouting

There’s no set price list. What we look at:

  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • The amount of work
  • Any working-time requirements on site

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

To help us quote quickly, let us know:

  • Where the property is
  • Any access issues, like height or stairs
  • Photos by email, if that’s easy
  • The type of property
