Need window mastic in Orsett?

What happens if it’s left?

Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Older cottages and farmhouses around Orsett can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

How we handle window mastic in Orsett

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on uPVC windows, window sills and timber windows & doors, and people most often call us about hard, cracked sealant around windows and gaps where the sill meets the wall.

Somewhere as small as Orsett, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.

uPVC windows

We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Orsett needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area

  • A frame that has rotted at the joint

Yes. Our work covers London and the South East, and Orsett is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.

Will you come out to Orsett?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.

How long will my window job take?

It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.

Is the work guaranteed?

Yes. Each job is covered for 12 months, inside or out.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Keep jet washers away from the mastic
  • Use gentle cleaners on frames and sealant
  • Look round the frames every year or so
  • Don’t use solvent cleaners on the joint

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

When to call us in Orsett

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, and it lets go sooner than it should.

These are the problems we are asked about most:

  • Untidy mastic left by window fitters
  • White mastic on grey or black frames
  • Draughty joints inside around the window
  • Water coming in at the bottom corners of a door

In the older streets around St Giles & All Saints Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What your quote should include

  • Whether they seal over old material or remove it
  • Whether VAT is included
  • What preparation is included
  • What product goes in the joint
