Old Pentland Regrouting

We cover Old Pentland for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly.

  • Old grout in a dated colour
  • Grout stained black or orange that will not clean
  • Shower grout that has worn away

Regrouting near Old Pentland

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Regrouting for homes and businesses in Old Pentland

A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. If you have shower grout that has worn away and grout in a colour the owner wants to change, we can help.

In and around a place like Old Pentland, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Common questions in Old Pentland

Is Old Pentland in your area for regrouting?

Yes, Old Pentland is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Slateford station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

When can I use the shower again?

The wait depends on the materials and how warm the room is. We will give you a time to follow when the job is done.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How long does the job take?

Typically it takes a few hours for a shower enclosure, longer for a whole room. Bigger jobs take longer, and we will say how long yours will take.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Leave it or put it right?

Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Why book with us

  • A 12-month guarantee on all work
  • Anti-fungal silicone where joints get wet
  • We leave the area clean and tidy
  • Old sealant always removed completely

Take a look at what affects the cost or our reviews.

Honest limits

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • A structure that flexes behind the tiles
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A leaking wet room membrane

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Joints and surfaces we work on

  • Wet rooms
  • Kitchen splashbacks
  • Shower walls
  • Bathroom floors
  • Bathroom wall tiles
  • Tiled floors

How it works

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before work begins. The work generally takes a few hours, or longer for a fully tiled room. Outdoor work around Old Pentland depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. We vacuum the joints and clean out the dust.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks
  • Let us know about parking restrictions

Regrouting around Old Pentland

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Rented homes near Slateford station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. Schools such as Gracemount High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Old Pentland is about 3 miles west of Bonnyrigg, in Midlothian. Across the EH20 area, we can carry out regrouting at your property. Our area takes in 33 places across Midlothian, from the larger towns to small villages.

Different surfaces, different methods

Bathroom floors

New floor grout makes a big difference to how a bathroom looks. The edges where floor meets wall or bath get silicone.

Wet rooms

New grout in a wet room keeps the surface sound. It does not repair failed tanking underneath.

What affects the cost of regrouting

There’s no set price list, because jobs vary so much. The quote depends on:

  • The number of rooms or windows
  • The amount of work
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Asking for a quote

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • The address or postcode of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Use gentle cleaners on grout
  • Get any tile that moves checked promptly
  • Keep harsh bleach and acid cleaners off the grout
  • Rinse soap off the tiles after each shower

Before we leave, you’ll know when the shower can be used. Stick to that time, and go gently on the grout at first.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.
