FAQs for Newhall
Can you help a landlord with a rental near Harlow Mill station?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Do you work for hotels and guest houses in Newhall?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Is resealing included with regrouting?
In most cases, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
How much does regrouting cost in Newhall?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Do you regrout part of a bathroom, like the shower?
Yes. A lot of our jobs are only the shower, or just the joints that have failed.
How long will you be here?
A typical job takes a few hours, or longer for a fully tiled room, including the preparation. We will confirm how long when we quote.
Are you insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
How we handle regrouting in Newhall
Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. Typical jobs include old grout in a dated colour and grout washed out of a shower, across wet rooms, kitchen splashbacks and bathroom wall tiles.
In and around Newhall, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

Leave it or put it right?
Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. Homes in smaller places like Newhall can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Do you need regrouting in Newhall?
Grout used in corners or along the bath cracks because those joints flex. They need flexible sealant, and when they are not, water gets in.
It’s worth asking for a quote if you see:
- Gaps where the shower grout has gone
- Grout that makes sound tiles look old
- A grout colour that no longer suits the room
- Grout stained black or orange that will not clean
Homes close to Church of St Mary the Virgin include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- How long the guarantee is
- What the quote includes, VAT included or not
- What product goes in the joint
- Who does the work, and how experienced they are
What sealant work can’t fix
New sealant can’t fix everything, and we will tell you before work begins. It won’t solve:
- Leaks from pipes, valves or wastes (a plumber’s job)
- Failed tanking or waterproofing under the tiles
- A structure that flexes behind the tiles
Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.

How it works
We keep the work tidy and contained to the area we are working on. Expect the work to take anything from a few hours to a full day, depending on the area, and we tell you how long to leave it before we go. Parking around Newhall is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
How to prepare
- Tell us about any water getting in
- Clear items away from the joints we’re working on
- Let us know about stairs, lifts or work at height

Related advice
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Don’t ignore a tile that feels loose
- Open a window or run the fan to clear steam
- Give the walls a quick rinse after use
- Keep harsh bleach and acid cleaners off the grout
Give the new grout the time we tell you before using the shower, so it can harden properly. After that, rinse the tiles after showering and let the room air.
Tiles can come away if failed grout is left. By then, new grout alone is not enough, so it’s worth acting early.
What affects the cost of regrouting
You’ll get a clear quote before work begins. It’s based on:
- Working hours on commercial sites
- Whether there’s mould to deal with
- The product the joint needs
- The old material and how stubborn it is
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- Whether it has been sealed before
- The problem you’ve noticed
- How many joints, rooms or windows are involved
- A few pictures by email, if you can

What regrouting looks like in Newhall
Harlow, which Newhall is part of, is one of England’s post-war new towns. With many homes dating from the post-war decades, plenty of bathrooms have been resealed or refitted more than once. New sealant will not stick to old, so the old layers have to come out first. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
If you look after a building such as Newhall Primary Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Harlow Mill station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.
Newhall is about 1 mile east of Harlow, in Essex. We carry out regrouting for homes and businesses in Newhall. Newhall is one of 644 towns and villages in Essex where we work for regrouting. For nearby work, see our Chelmsford page (15 miles or so).
All of CM17 and CM20 is within our area for regrouting, from the main roads to the quietest streets. Regrouting is available to properties on Moss Lane, Petal Lane and Robin Lane. DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
