How we handle regrouting in Muchalls

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. If you are dealing with greasy, stained grout behind the hob and grout that stays dark however much it’s cleaned, we can help, whatever the surface.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours, or longer for a fully tiled room, including the tidy-up. Outside jobs in Muchalls need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Questions from Muchalls

I let a flat near Portlethen station. Can you help?

Yes. We work for letting agents and landlords as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do you cover smaller places like Muchalls?

Yes. Muchalls is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is resealing included with regrouting?

Generally, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

Could my grout be a different colour after regrouting?

Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Can you regrout if a few tiles are loose?

New grout can’t hold loose tiles in place. We flag any loose or hollow tiles before starting so you know where you stand.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.

Can I add another job to the visit?

Yes. Just list everything you need and we will quote it together.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Look at the sealant in the corners now and then
  • Give the walls a quick rinse after use
  • Wipe water off the walls when you are done
  • Don’t use strong acidic cleaners on grout

Before we leave, you will know when the shower can be used. Stick to that time, and go gently on the grout at first.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.

Different surfaces, different methods

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.

Bathroom wall tiles

Tiles away from the shower stay drier but still stain and crack. New grout freshens them up.

Bathrooms and kitchens in Muchalls

Muchalls is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Saint Ternan's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Do you need regrouting in Muchalls?

Grout that was put in corners cracks because those joints flex. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.

It’s worth asking for a quote if you see:

  • Grout that makes sound tiles look old
  • Old grout in a dated colour
  • Cracked or crumbling grout lines
  • Grout stained black or orange that will not clean

If you let a flat or house near Portlethen station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What happens if it’s left?

Regrouting keeps the tiles you already have. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. In an older home around Muchalls, damp from a failed joint can get into timber and plaster.

Combining jobs into one visit normally makes better use of the time than several visits. We’ll give you a clear quote for the lot.

How we quote for regrouting

There’s no set price list. The quote depends on:

  • Access and height
  • The type of sealant required
  • Mould in or behind the old joints
  • How much there is to do

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • If someone has resealed it before
  • Roughly how big the job is

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and send you a clear quote.
