How we handle glazing silicone in Muchalls

Glazing silicone is a maintenance item. Weather and movement take their toll and cracked joints let water in. Renewing it keeps glazing joints doing their job. If you are dealing with water tracking down the inner face of the glass and glass-to-glass joints that have split, we can put it right, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Muchalls depends on the weather. Let us know about access to every frame, including any upstairs.

Big or small, it’s backed by our 12-month guarantee.

Questions from Muchalls

Is glazing silicone in a coastal place like Muchalls any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

I let a flat near Portlethen station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

How long will you be here?

That depends on the amount of work, but most jobs take anything from an hour or two to most of a day, depending on the size of the job. We’ll give you a better idea when we quote.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you fix a leaking conservatory?

It depends on the cause. Failed glazing and frame joints can be resealed but roof and panel problems need another trade.

What glazing silicone looks like in Muchalls

Muchalls is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

In the older streets around Saint Ternan's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Why act early in Muchalls

Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame, so we use neutral-cure glazing silicone. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A sealed unit that has misted inside
  • Frames that have decayed or split
  • Structural problems with a conservatory roof

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

When to call us in Muchalls

New silicone over old silicone won’t bond. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

It’s worth asking for a quote if you see:

  • Split or lifting silicone on glass
  • Leaks where conservatory glass meets the frame
  • New silicone smeared over old sealant
  • Leaks from the base of a shower screen

For landlords with property near Portlethen station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

What to look for in a quote

  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint
  • Whether they’re fully insured
  • What guarantee comes with the work

What happens on the day

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work generally takes anything from an hour or two to most of a day, depending on the size of the job. Outdoor work around Muchalls depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. The finished joints are checked and, where it’s safe, tested with water.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

How the job changes by surface

Glass-to-glass joints

Where two panes meet, the silicone joint takes all the movement. The bead needs to be tidy and fully bonded.

Rooflights

Water around a rooflight is not always the sealant. We find the cause first.
