Need regrouting in Humbie?

Regrouting in Humbie, done properly

We take the old grout out to a consistent depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. We’re often asked to deal with kitchen splashback grout stained by grease and shower grout that has worn away, across shower walls, tiled floors and bathroom floors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What we do, step by step

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on the area. Outside jobs in Humbie need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Advice

Regrouting around Humbie

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to Humbie Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Humbie is about 8 miles south-west of Haddington, in East Lothian. Homes, rented property, offices and hotels in Humbie can book us for regrouting, old or new, large or small. Bathroom wall tiles

Tiles away from the shower stay drier but grout there still discolours. New grout freshens them up.

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

Landlords, agents and businesses in Humbie

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Use a squeegee on the tiles after showering
  • Clean grout with a mild bathroom cleaner
  • Check the corner silicone every few months
  • Rinse soap off the tiles after each shower

We will tell you when the area can be used again. Please follow it, and avoid scrubbing the new grout hard for the first few days.

Fixing grout early is a small job. Left, the same problem can let water through, so get it looked at when you notice it.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Loose tiles, which need refixing first
  • A structure that flexes behind the tiles

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Humbie: your questions answered

Do you cover Humbie for regrouting?

Yes, Humbie is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Is there a guarantee on regrouting in Humbie?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you work for letting agents?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.

How do I get a quote for regrouting in Humbie?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Humbie.

Do you grout the corners?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Common problems we fix in Humbie

Grout that was put in corners cracks because those joints flex. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.

Most people get in touch after spotting something like this:

  • Gaps where the shower grout has gone
  • Grout that’s cracking and breaking up
  • Floor grout that won’t come clean
  • Grout in corners that has cracked

In and around Humbie, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.
