Typical jobs include cracked grout along the bath or tray and old grout in a dated colour, on kitchen splashbacks, bathroom floors and shower walls.

Leave it or put it right?
Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. In an older home around High Blantyre, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Regrouting in High Blantyre: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For an older house near a landmark such as Blantyre Old Parish Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as High Blantyre Primary, we reseal washrooms and kitchens in schools and businesses as well as homes.

When to call us in High Blantyre
Grout used in corners or along the bath cracks because those joints flex. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.
It’s worth asking for a quote if you see:
- Grout in corners that has cracked
- Dirty, worn grout on a tiled floor
- Stained grout that cleaning won’t shift
- A grout colour that no longer suits the room
If you let a flat or house near Blantyre station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Check the corner silicone every few months
- Keep harsh bleach and acid cleaners off the grout
- Stick to mild products for cleaning grout
- Use a soft brush rather than a wire one
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Ventilate the room well to help it dry out.
Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
How we quote for regrouting
For a quick quote, just ask. What matters most is:
- Whether there’s mould to deal with
- The product the joint needs
- Whether old sealant or filler has to be cut out
- Whether the work is at height
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
What to tell us for a quote
What to tell us when you ask for a quote:
- How we’d reach the joints
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
Every job is quoted individually, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job.
What happens on the day
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a shower enclosure, longer for a whole room. Outdoor work around High Blantyre depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Before we arrive
- Let us know if you’ve seen damp or leaks
- For business premises, tell us about site rules or sign-in
- Mention any parking rules near the property
How to get a quote
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
