Trusted regrouting in Furzey Lodge

Regrouting in Furzey Lodge, done properly

When grout stays dark however much you clean it, the discolouration has usually soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. We work on bathroom wall tiles, tiled floors and shower walls, and common reasons people get in touch are corners filled with grout instead of silicone and good tiles let down by tired grout.

Somewhere as small as Furzey Lodge, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Big or small, it’s backed by our one-year guarantee.

What affects the cost of regrouting

We don’t publish a price list. What we look at:

  • The old material and how stubborn it is
  • Working hours on commercial sites
  • Whether the work is at height
  • The amount of work

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • The address or postcode of the job
  • If someone has resealed it before

Need a quote? Please call 0345 464 0079 or send us an email and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

What we are called out for in Furzey Lodge

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.

Keep an eye out for any of the following:

  • Gaps where the shower grout has gone
  • Floor grout that has worn and darkened
  • Cracked grout along the bath or tray
  • Cracked or crumbling grout lines

Rented homes near Beaulieu Road station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

How to choose a mastic man

Surface by surface

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.

Bathroom floors

Grout on a floor is walked on as well as wetted. It wears and darkens over time.

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like Beaulieu Village Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on the area. In a small place like Furzey Lodge, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks

Advice

Looking after it afterwards

To keep the joints looking good and working properly:

  • Give the walls a quick rinse after use
  • Clean with a soft brush, not anything metal
  • Check the corner silicone every few months
  • Open a window or run the fan to clear steam

Have any tile that moves checked right away. A loose tile cracks the grout around it and lets water in.

Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

Leave it or put it right?

Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Around Furzey Lodge, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Honest limits

A few problems are outside what sealant work can do:

  • Failed tanking or waterproofing under the tiles
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Tiles that have come away from the wall

Questions from Furzey Lodge

Is Furzey Lodge within the area you cover?

Yes, Furzey Lodge is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Furzey Lodge for regrouting?

Yes, Furzey Lodge is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.

Do you regrout part of a bathroom, like the shower?

Yes, that is common. Shower grout tends to go before the rest, so many people regrout just that part.

Do you grout the corners?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

Can you quote for more than one area?

Of course. Doing several areas at once is normally more efficient.

Can you change the grout colour?

It can. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.

How long does the job take?

A typical job takes a few hours for a shower enclosure, longer for a whole room, including the preparation. We’ll confirm how long when we quote.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.
