What window mastic looks like in Furzey Lodge
Historic houses like Beaulieu Palace House (about 1.2 miles east) are a reminder that the area around Furzey Lodge has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Beaulieu Palace House, about 1.2 miles east, is one of the historic houses in the wider area around Furzey Lodge, and older homes nearby need a sealant that suits their walls. What we do, step by step
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. It normally takes a few hours for a handful of frames, longer for a whole house. In a small place like Furzey Lodge, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Mention any parking rules near the property
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises

Why deal with it now?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Older cottages and farmhouses around Furzey Lodge can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
Why Furzey Lodge customers choose us
- Colour agreed with you before we start
- Trusted Arbo and Everbuild sealants
- Sealant colour chosen to suit
- White, clear, grey or coloured to suit, where the product allows
Looking after it afterwards
So the new joints stay in good condition:
- Do not paint over the silicone
- Ventilate rooms so frames do not stay wet inside
- Do not aim a pressure washer at the joints
- Repaint timber before it’s bare
Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
What affects the cost of window mastic
The quote reflects the job in front of us. We take into account:
- How much old sealant there is and how hard it is to remove
- The size of the job
- How many rooms, windows or areas are involved
- Any working-time requirements on site
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
What we need to know
Photos help, but a description is a good start. Please mention:
- Roughly how big the job is
- A few pictures by email, if you can
- Whether it’s a home or a business
- Any access issues, like height or stairs
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you are ready, ring 0345 464 0079 or send us an email.
What we’re called out for in Furzey Lodge
On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.
Most people get in touch after spotting one of these:
- Cracked internal joints between frame and plaster
- Leaking joints at the ends of sills
- Draughts coming in around windows and doors
- Gaps left after new windows were fitted
Schools such as Beaulieu Village Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
Questions to ask before you book
- Who does the work, and how experienced they are
- Which sealant they’ll use, and why
- What happens if they find a problem under the old sealant
- Whether VAT is included
When it is not the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Penetrating damp from a failed cavity tray or render
- A failed sealed unit that has misted up
- Draughts through the window seals rather than the frame
If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.
