About our window mastic in Beaulieu
Around Beaulieu we seal all kinds of frames: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. Typical jobs include untidy mastic left by window fitters and damp patches on the reveal after heavy rain, on window sills, aluminium frames and uPVC windows.
Somewhere as small as Beaulieu, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
Big or small, you get the same 12-month guarantee in Beaulieu and across Hampshire.

Leave it or put it right?
Working on frames from a ladder with a sealant gun is not easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. Around Beaulieu, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

When to call us in Beaulieu
Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.
Signs it’s time to call us include:
- Cracked internal joints between frame and plaster
- Cracked sealant at the sill ends
- Mastic that has split away from the wall
- Whistling draughts around closed windows
For landlords with property near Beaulieu Road station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
What your quote should include
- How hidden problems are handled
- Which sealant they’ll use, and why
- Is the old sealant removed completely?
- What preparation is included
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Beaulieu questions
Does the coastal weather in Beaulieu affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you cover smaller places like Beaulieu?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you seal inside as well as outside?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.
Can you do several jobs on one visit?
Yes. Just list everything you need and you’ll get one quote.
Are you insured?
Yes. We are fully insured for every job we do.
Will new mastic stop draughts?
Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Where do you work from?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
The process
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of frames, longer for a whole house. For a village or hamlet like Beaulieu, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Let us know about parking restrictions
- Let us know about earlier repairs to the joints
- Try not to wet indoor joints just before the visit

Windows and doors in Beaulieu
Beaulieu is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
In the older streets around Church of the Blessed Virgin and Child, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Beaulieu Village Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Honest limits
A few problems are outside what sealant work can do:
- Faulty window hardware
- Draughts through the window seals rather than the frame
- Damp problems in the wall away from the window

Surfaces we seal
- Composite doors
- Timber windows & doors
- Aluminium frames
- Patio & French doors
- Window sills
- uPVC windows
Different surfaces, different methods
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so we pay close attention there.
