For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Regrouting in Flemings, done properly

When grout stays dark however much you clean it, the discolouration has generally soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you are at it. If you have shower grout that has worn away and crumbling grout between the tiles, we can put it right, whatever the surface.

Around Flemings, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

A 12-month guarantee comes as standard.

What affects the cost of regrouting

The price is agreed before any work begins. It takes into account:

  • Which sealant suits the joint
  • The amount of work
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Helping us quote

To help us quote quickly, let us know:

  • Roughly how big the job is
  • Pictures of the joints, sent by email
  • The type of property
  • Access, such as stairs, a lift or height

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

How the visit works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours, or longer for a fully tiled room. Somewhere like Flemings needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints

Looking after it afterwards

To keep the joints looking good and working properly:

  • Use a squeegee on the tiles after showering
  • Keep harsh bleach and acid cleaners off the grout
  • Clean with a soft brush, not anything metal
  • Do not ignore a tile that feels loose

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.

Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

Flemings questions

Can you help a landlord with a rental near Sandwich station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

Is Flemings in your area for regrouting?

Yes. We work across London and the South East, and Flemings is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing, and we’ll send you a clear quote.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Is it possible to regrout only the shower area?

Yes. Many jobs are just the shower walls, or just the joints that have failed.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Do you reseal at the same time?

Usually, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.

How long should I wait before showering?

You will get a clear time from us before we go. Both the grout and the silicone need time to cure before the shower is used.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Signs you need regrouting in Flemings

Grout used in corners or along the bath cracks as the bath or tray moves. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.

Common reasons people contact us are:

  • Corners filled with grout instead of silicone
  • Dirty, worn grout on a tiled floor
  • Kitchen splashback grout stained by grease
  • A grout colour that no longer suits the room

For site and facilities teams at buildings such as Ash Cartwright and Kelsey Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What to look for in a quote

  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it
  • What guarantee comes with the work
  • What insurance they hold

10 questions to ask before booking

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bathrooms and kitchens in Flemings

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Church of St Nicholas, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Sandwich station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

When it isn’t the sealant
